Job Description:
The Crossings at Union, 126 garden style apartments As the Assistant Property Manager you will be an integral part of our team, in overseeing our beautiful community.
This is a full-time, in-person office position.
Our company offers a starting salary of $55k, discretionary Performance Bonuses, 10 days PTO, at least 9 annual paid Holidays, optional 1 day per week remote work, and zero required evening or weekend hours! YOUR ROLE:
Attend the duties of the tenant lifecycle from 1st contact to final walkthrough.
Conduct tours and lease apartments.
Ensure a smooth move-in or move-out experience.
Effectively maintain good residential relations, retention and compliance, by responding to all Resident communications in a timely manner, taking the appropriate action to resolve issues, and following up upon completion.
Inspect apartments before move-ins and after move-outs to ensure company standards are met and policies followed.
Work closely with the Maintenance Manager to ensure fluid communication regarding apartment status for workorders, turns, renovations, and resident compliance with lease policies.
Walk the property to ensure its appearance is in keeping with company standards.
Maintain an organized office and company records; auditing resident files to ensure accuracy.
Learn the management platforms, the internal systems to remain organized, and share data with the Property Manager to maintain a fluid office environment.
Perform all aspects of leasing functions to maintain community budget goals are met, and to uphold occupancy for the property.
Assist in performing monthly reconciliations for tenant ledgers, renewal processes, effective cost control, revenue maximization, and delinquency management.
Communicate with residents regarding violations, outstanding balances, procedures for delinquencies, and enforce the lease rules to maximize revenue, and to encourage a cohesive tenancy experience.
YOU, YOUR ABILITIES, AND SKILLS SET:
Professional, relaxed and comfortable, both in appearance and demeanor Very computer literate, including Microsoft 365, Internet Explorer, Adobe Acrobat, Gmail/Outlook Proficiency in property management software (Yardi, Rent Manager, etc.
) is preferred, but a firm familiarity would be acceptable Proficient and knowledgeable in data-entry, basic bookkeeping/general accounting Exceptionally organized with a great care for attention to detail, with the ability to meet deadlines Excellent customer service, and strong oral and written communication skills Competency with using standard office equipment including VOIP phone, PC/Internet, printer and scanner Please note, the above descriptions are not all-inclusive and represent the most frequently performed duties.
Education And
Experience:
A High school diploma or equivalent required, and a Bachelor's degree is preferred.
At least 3 years of Multi-family residential office experience is required.
At least 1 year of property management in a lead or supervisory role is required.
